What’s Included in a GASLEC Home Buyers Survey?
Our highly qualified, accredited and well-presented engineers will visit the property and assess the gas installation, electrical systems, heating boiler and heating controls. If there are outbuildings, they will also be assessed as part of the survey.
GASLEC will establish if they are operating, as they should. Gas systems and the gas boiler must comply with Gas Safety Installation and Use Regulations 1998. Electrical systems must comply with BS7671 Amendment 3.
Certificate of Compliance
A GASLEC Certificate of Compliance will be produced, demonstrating that gas and electrical systems have been checked for compliance against Gas Safety Installation and Use Regulations 1998 and Electrical BS7671 Amendment 3 and the gas heating boiler and associated controls are operating as they should.
The Certificate of Compliance covers what may also be referred to as a gas certificate, gas safety check, EICR and Landlord Electrical Safety Certificate.
What if the GASLEC Home Buyers Survey establishes the gas or electrical systems are not operating as they should?
If the survey shows non-compliance in any part of the gas or electrical systems, a Certificate of Conformity cannot be produced.
Instead, a summary of those systems that are not compliant will be produced, together with details of any remedial work that is required, to enable those systems to be compliant. The summary will include a fully priced quotation and a date by which, GASLEC can carry out remedial work and issue a GASLEC Certificate of Compliance.
